Selling Advice
Imagine yourself buying your own home. What can you do to increase its value without major expense? Consider these selling tips to make your home say 'Welcome' at every buyer inspection.
First Impressions
Are lasting. Your exterior invites an internal inspection. Keep all lawns trimmed and edged, flowerbeds cultivated and the yard free of rubbish. Stow away toys and garden tools.
Simple re-decoration
Can add value and help bring a quicker and better result.
Repairs can make a big difference
Check sticking doors, windows, loose door knobs, broken light globes, leaking taps, peeling paint or damaged screens.
Space
Make your rooms look bigger by removing all unnecessary furniture or articles.
Light
Flood your home with light. Buyers will respond positively.
Clean
Make your home sparkle. A regular clean will increase its appeal. Pay special attention to bathrooms and kitchens.
A neat and tidy home
With a fresh bunch of flowers or scented with fresh bread or coffee provides a sense of comfort and homeliness.
Climate control
Make your home comfortable. Summer: turn the air conditioner or fan on. Alternatively, open windows to let the breeze flow through. Winter: utilise any slow combustion stove or fireplace to create atmosphere. Alternatively simply turn on the heat and make your home cosy.
Soft background music
Enhances the atmosphere of your home. Turn off anything that may distract a buyer – T.V or loud music.
Pets
Take your pet for a walk or drive and leave the home free for the buyer.
Safety
Make sure your home and yard are safe.
A final word of wisdom
It is better if you leave the premises during the inspection. This enables a buyer to imagine themselves living in your home. If you happen to meet the buyer, leave all negotiating to the Property Consultant. However, be courteous and answer truthfully any questions asked about the property or neighbourhood. Do not allow a buyer to inspect your home without your John Pye Real Estate Property Consultant.
