Tenants view your property either at a private or an open house viewing.

The selection of a tenant for your property is of vital importance to receiving the best possible return on your investment. In addition you will enjoy real peace of mind in knowing the tenant is paying their rent and caring for your property.

The John Pye Real Estate system for processing tenant applications include:
- Proof of stable employment
- Proof of financial stability
- Proof of history of previous tenancies including rental payment history and property care history
- 100 point proof of identity

The tenant details are also checked through the national database of TICA (Tenancy Information Centre Australia. TICA provides history details on rent owing, malicious damage, poor inspection or garden maintenance reports & unauthorized pets.)

You are provided with a full report to enable you to make the best tenant decision possible.

Caring for your property

An ingoing inspection report includes a comprehensive written report and numerous digital photographs. This is your guarantee of the property’s condition.

After 3 months of a new tenancy and then up to four times per year depending on your requirements, further inspections are made. You will be provided with a full report of your property including information about the general condition, repair & maintenance requests.

A final inspection is carried out after the tenant departs and returns the keys. This report is then compared with the ingoing report and the photographs taken at the original inspection.

On occasions tenants contact John Pye Real Estate to request repairs and maintenance. We always attempt to contact you for approval before the work is commenced. All work is done by qualified and licensed trades people.

Caring for your finances

The collection of your rent in advance is carefully monitored with any arrears followed up diligently. We encourage all of our tenants to pay by direct debit from their bank account or credit card to minimise the risk of non-payment.

'One day late' rent is counted as arrears and immediately a careful monitoring & follow-up system commences. If your tenant is in arrears by 7 days, we will notify you in writing. If a tenant is 14 days late, we contact you to seek your instruction to terminate the tenancy.

Your rent is paid into your bank account either fortnightly or monthly by electronic transfer.

Expenses as authorized by you are deducted prior to payment. These may include Strata Levies, Council & Water rates and repair or maintenance items.

You receive a monthly and an annual “End of financial year report”. This makes it easy for your accountant to lodge your tax return.

Your rent is reviewed:
- At the end of a fixed term agreement & at each periodic inspection
- At the end of the tenancy.
'Landlord insurance' is recommended and can be arranged by our Property Management staff on your behalf.
