How to become a tenant

Once you have selected the premises you wish to occupy, complete the "Application for Tenancy" form. You can download the application from this website.

Before any application for tenancy is accepted, all references and identification will be checked and verified.

On acceptance of your application, a holding deposit is paid and an Ingoing Condition Report is then filled in. On signing the Residential Tenancy Agreement, you must pay your bond and at least your first fortnight’s rent.

Electricity, Gas, Telephone and Water services must be organized for connection by the tenant PRIOR to moving in.

Responsibilities during tenancy

Repairs & Maintenance

All requests for repairs & maintenance must be in writing. You can complete the on-line repair-request form or download the form & fax or mail it to our office. All repairs are attended to as promptly as possible. All repairs require approval from the property owner before processing. On approval, a tradesperson will contact you.

For an emergency repair outside business hours please refer to your Residential Tenancy Agreement. We ask that you contact only the preferred tradespeople found at the bottom of the front page of your lease. We require that you contact our office within 24 hours and inform the Property Manager about the emergency.

Rental Payments

Rent can be paid by direct debit from your bank account or Credit Card. You can also pay at any Commonwealth Bank Branch by using the deposit book issued, or as a deposit via the internet.

If any difficulties arise regarding paying your rent, it is essential that you contact the Property Manager to discuss the matter. A reminder will be sent out whenever rent is overdue and a termination notice will be served when rent is fourteen days overdue.

Property Inspections

As part of our obligations to our landlords, internal inspections must be carried out at least twice per year. Tenants are given 7 days written notice prior to inspection. If you are not present at the time of the inspection, we will use the keys held by our office to access the property unless you instruct otherwise.

Keys & Locks

A set of keys will be kept at our office in order to access the property for inspections or in the case of emergency. Changing of locks or security devices should not be carried out without written consent from the landlord.

Insurance

John Pye Real Estate recommends contents insurance is taken out for your personal property.

How to vacate

To vacate your premises you must give written notice to John Pye Real Estate.

Fixed Term Agreements

14 days notice before the end of a Fixed Term Tenancy Agreement.

Month to Month Agreement

21 days notice is required if the fixed term has ended.

Breaking an Agreement

You will be required to pay rent and re-letting costs until the premises are re-let. You may also be responsible for any advertising costs and any shortfall in rent for the remainder of your lease.

Final Inspection Guide

• Stove, griller and drip trays to be cleaned and grease free
• Range hood and stove to be cleaned and grease free
• Exhaust fans and air vents to be dusted and cleaned
• Venetians and window coverings to be taken down and washed thoroughly
• Windows, window sills and fly screens to be cleaned thoroughly
• All cupboards, inside and out, to be left clean and all personal items to be removed
• Marks on walls to be removed
• All light fittings to be cleaned and dust & bug free
• All floors and skirting boards to be cleaned
• Cobwebs to be removed
• Dishwasher to be cleaned and filter to be left clean
• Dryers to be cleaned out, including filter
• No rubbish to be left in or around the property
• Shower recess to be scrubbed and grouting free of all soap residue and mildew
• Shower screens and curtains to be washed free of all soap residue
• Lawns to be mowed, edges to be trimmed
• Driveways, carports and all concrete areas to be free from oil and grease stains
• All items on inventory to be accounted for
• Carpets which are marked or stained to be professionally steam or dry-cleaned. Carpets are to be returned to the same condition as at the beginning of the tenancy.
• Particular attention should be paid to cleanliness of bathrooms, laundry, toilets & bathroom cabinets.

Electricity, Gas & Telephone Connections

It is the responsibility of tenants to have electricity, telephone and gas disconnected and have the account finalised when vacating.

Rental Bonds

Rental Bond refund applications are processed only after the keys have been returned to our office and the final inspection has been carried out.
