It’s vital to listen to market feedback if you are selling a property. However, sometimes it can feel personal.
But if you sort it correctly, it becomes one of your best tools when selling to help you make the right decision.
There are usually three main types of feedback:
1) Taste feedback
“Not my style”,
“don’t like the colour”,
“prefer different finishes”
Usually not worth changing much for.
2) Condition feedback
“Smells musty”,
“needs paint”,
“looks tired”,
“dirty windows”
Often worth fixing quickly if it’s obvious and affordable.
3) Value feedback
“Feels expensive for what it is”,
“we’d be interested at $X”
This is the big one.
If multiple buyers say it, the market is giving you a signal about pricing or positioning.
The goal isn’t to react to every comment.
It’s to spot patterns early and adjust fast.
